FAQ's

How do I apply for an available property?

All of our properties are advertised on our Zoopla and On the Market pages. Please contact us via email: enquiries@humeandco.co.uk or telephone: 01709 382 946 to enquire about a property and arrange a viewing.

If you wish to proceed with your application, we will require a completed Application Form for you and each tenant over the age of 18 living at the property.

We will also require you to send across some personal information regarding your application. The information required is disclosed in the ‘Prospective Tenants Information’ document.

We require a holding deposit for all our properties, equivalent to one weeks rent. If your application is successful, we would require you to pay a deposit and your first months rent, when you sign your tenancy and collect your keys.

Will I be asked for a guarantor?

In some cases, we may ask a guarantor can support you. A guarantor (usually a parent or guardian) will agree to take joint responsibility for the rent for the property if the tenant fails to. Guarantors are required to pay any rent arrears (if the tenant does not pay) and for any damages costing more than the deposit.

What does a guarantor need to do?

A guarantor needs to go through a similar referencing process as a tenant. The normal requirement is that they are employed and a UK resident, with sufficient earnings to cover the tenant’s rental commitment. Please find the ‘Guarantor Form’ with all other helpful documents at the bottom of this page.

How do I give my notice to vacate a property?

If it is time for you to give notice and end your tenancy, it is essential for you to contact us. For us to accept your notice it must be given in writing via email or letter to our office address: 16 Percy Street, Rotherham, South Yorkshire S65 1ED.

Please find a template ‘Notice to Vacate’ at the bottom of this page which outlines how to give notice from your rent due date.

What do I do in an emergency?

In the unlikely event of a genuine emergency where yourself or the property is in immediate danger/at risk outside of our office hours (Monday to Friday - 9:00 AM – 5:00 PM) please find our ‘Emergency Contact Numbers’ document below.

*Please note: these contact numbers are only to be used in a genuine emergency. If non-emergencies are attended by our tradesmen a call out fee may apply
